To design a brand-new luxury residence that meets the community’s HOA design guidelines — matching the metal roofing profile and tone of neighboring homes — while still delivering a distinct, contemporary aesthetic and an elevated material palette throughout.
The Details
Working within HOA architectural standards, the design integrates a mansard roof form and matching metal roofing with clean, modern flat-roof volumes, expansive glazing, and a textured limestone-clad mass. Open, glass-lined living spaces on the ground floor connect directly to the pool terrace through disappearing pocket doors, while the second floor houses bedroom suites, each opening onto a slim steel-railed balcony overlooking the rear grounds.
The Materials
A textured limestone veneer anchors the second-floor volume, paired with a vertical wood slat screen for warmth and light filtering. Smooth white stucco, black aluminum-framed windows and sliding doors, and standing-seam metal roofing matched to the surrounding neighborhood complete the exterior, while slim black steel balcony railings add a refined, contemporary touch.
